What an “EXPERT” Says About My ProLogis Analysis
Here are a few comments from an EXPERT who looked at my site:
“I have no dog in this fight. Unlike you, I have no financial stake in PLD nor anything I write about, or might write about. I don’t invest in any real-estate-related stocks, real estate mutual funds, etc. Never have and never will.”
The fact that someone benefits from a stock’s move — up or down — is vital to know.
“We track more than 125 property-linked stocks. Every single one of them every single one of them — is down double digits over the past month or so (since mid-September). I could make the same argument about First Industrial (FR), another industrial REIT. A chimp throwing darts would be ahead too. That the stock has fallen dramatically no how, no way proves you have been correct. ”
“There’s no logic/analysis whatsoever here. ”
“So, I’m not sure what to make out of the credit line issue you raise. I realize what you want it to imply (what you infer), but wishin’ and hopin’ is no substitute for analysis.”
“Based on what you sent me earlier and what I have seen on your blog, I don’t see the back-up for your argument that PLD is going bankrupt. I’m sure if PLD filed for bankruptcy you’d argue see I was correct. Nope. Again, a post hoc logical fallacy. I’m not even sure you understand REITs very well.”
“I also think you’re wrong on PLD’s dividend coverage.”
“And just a piece of advice, when you start arguing that others — people I assure you that have forgotten more about REITs than you’ll probably ever know — don’t get what you’re writing because it’s over their heads — you have lost the argument.”
“I expect that there are some institutions who have more money riding on PLD than you do. I don’t have 3Q08 data yet, but as of the end of 2Q08, Fidelity owned 9.3 million PLD shares. That’s more than $100MM. Do you have $100MM riding on PLD?”
He told me that I was walking a thin line by suggesting that PLD will trade on the pink sheets. That’s my opinion and I’m sticking by it. By the way, I recently found a June 2008 news article where this EXPERT recommended ProLogis. He never revealed that fact to me. Oh well, I’ll just listen to the sound of sweet, sweet love and be happy.

What is your thoughts on today action in PLD. Do you think the new CEO is telling the truth? Or is this 50% rally setting up for another round of shorts to get it?
Thanks for you analysis on PLD, it helped me stay away this POS even though its dividend yield looks too good to be true.

Knuts-
You know, I actually give “El President” on the Google message boards more credit than the other analysts. At least he has some skin in the game.
BearMarket-
Today was just a sucker’s rally. I am maintaining my short positions. PLD still rhymes with HCP & ARE.
